Mandate operating system

Every unit.Every rupee.Every mandate.

soleX runs the whole sales floor for its developers: in-house team, channel partners, marketing, inventory, bookings, escrow collections and commissions. This is the one system that keeps all of it honest. Every light in this skyline is a real unit under mandate.

What is soleX?

The developer builds it. soleX sells all of it.

soleX Reality is an Ahmedabad real-estate company that takes exclusive sole-selling mandates from developers. Once a developer signs, soleX runs the project’s entire sales operation, from launch to the last flat.

What a sole-selling mandate means

Developer

Builds

Hands over the exclusive right to sell, the inventory and the price list.

soleX

Sells

Runs the whole sales operation, end to end.

Buyers

Book

Find, visit and book a home.

25 channel partners bring buyers in

Buyers pay the developer directly, into the project’s RERA escrow account. Never into soleX.

The developer pays soleX a mandate fee, a percentage of what is sold.

What soleX does every day

  1. 1Plans pricing & launchwith the developer
  2. 2Runs the marketingportals, events, digital
  3. 3Leads the sales forcein-house team + channel partners
  4. 4Works every buyerenquiries, site visits, negotiation
  5. 5Controls inventoryholds, bookings, approvals
  6. 6Tracks collectionsinto the developer's RERA escrow
  7. 7Settles & reportsbroker commissions, developer MIS

A broker

Introduces one buyer for one unit, takes a commission and moves on.

soleX

Is accountable for selling the whole project: every unit, every partner, every rupee.

soleX OS is the platform that runs all of this: one system for every project, person, unit and rupee.

  1. Channel partner · Skyline RealtyB-1204 · Available

The buyer is stamped before anyone can argue.

Mehul Patel registers Nirav & Pooja Desai on the partner app. Their number is checked against every lead on all four mandates. It is new, so the buyer belongs to Skyline Realty, timestamped, until 24 Dec 2026.

  2. Sales · Riya MehtaB-1204 · Available

The visit becomes a record instead of a memory.

Riya walks them through Tower B with Mehul Patel. Their brief goes straight into the CRM: 3BHK corner, 10th floor or above, east light. They shortlist B-1204 over B-1104.

  3. Sales · Riya MehtaB-1204 · On hold

B-1204 is locked. No one else can promise it.

Riya holds the unit for 30 minutes. Every screen sees the lock at once: other executives, all 25 channel partners, the developer. A second hold attempt is refused, and the refusal says why.

  4. Director · Arjun ShahB-1204 · On hold

A 2.5% discount goes upstairs, with the maths attached.

Nobody types the price sheet. The system computes it: list ₹1.31 Cr, agreement ₹1.28 Cr. Anything above 2% goes to the Director, and the hold cannot lapse while it waits.

  5. Finance · Hetal ParikhB-1204 · Booked

The money lands in the developer's RERA escrow, not a drawer.

The 10% booking instalment of ₹12.8 L is receipted against Aaryan Infrabuild RERA Collection A/c with its UTR. B-1204 turns booked on every screen at once.

  6. Commission engineB-1204 · Booked

Everyone's share is worked out by rule, not by phone call.

Aaryan Aura pays out on collection. Once 10% is in escrow, Skyline Realty's 1.5% becomes earned, Riya's incentive accrues against her slab, and soleX's 2.5% fee falls due from the developer.

  7. Developer · Aaryan InfrabuildB-1204 · Booked

The developer already knows. Nobody had to send an MIS.

The developer portal has already updated: Aaryan Aura's sold-or-booked count, collections into escrow and the receivable fee, scoped to the developer's own projects only.

Your day, without control

Five arguments every mandate business has. soleX OS ends each one.

Each card below is a typical Tuesday. Flip it to see the same moment as a record in the system, with numbers pulled from the live demo.

soleX is not a broker

A broker sells a flat. soleX runs the project.

Each developer hands soleX an exclusive mandate and pays a fee on what is sold. soleX then pays everyone else out of that fee: the brokers, its own sales team and the marketing. The software has to know every one of those flows, line by line.
